It may be a Buyer’s Market, but that doesn’t mean it will be impossible to sell your place.  If you want to do it quickly and for the best price, though, you need to put a little bit of effort, and maybe a little bit of money, into it.

It is SO worth the minimal investment of time and money to really pull every bit of equity out of your place.  I know it’s frustrating to fix up your home only to sell it to someone else to enjoy, but it is the only way to get the maximum price for your property.

Depending on the condition of your home, preparing it for sale may be as simple as packing up the clutter and mowing the lawn, or it could involve new floors and paint, simple renovations and landscaping.  If you concentrate your efforts on the right projects you will get out way more than you put in – and that’s the point. $$$!

Exterior of homeYou’re ready to put your house on the market, you’ve packed up your photos and moved your big screen TV to storage…but wait.  Before you place that For Sale sign in the yard, take a step back and look at your property from a potential buyer’s perspective.

Is the paint a bit shabby?  Is the lawn overgrown?  Could that apple tree use a trim?  Has the welcome mat seen better days?  Is the porch light outdated? 

Curb Appeal can mean the difference between a drive-by and a showing – and showings lead to sales.  Simple improvements to the exterior of your home, especially the entry, can lead to a quicker sale at a higher price.

Stage Your Property

You’ve finally made your house your home, and now it’s time to sell it.  Whether you have lived there for one year or ten, it can be hard to look at your house with a subjective eye, but it’s necessary in order to get top dollar for your property.

Start by walking in the front door, and try to pretend like you are seeing your house for the first time.  What is the first thing that catches your eye?  If it’s the fantastic crown molding, original hardwood floors, or the fantastic fireplace, you may be in good shape.

But if the first thing you notice is the dog on the couch, the large family photo, or the worn-out rug, you’ve got some work to do!

It is really hard to pack away those special items that make your house cozy and yours, but before you put your house on the market, it’s something you will have to do.  Rent a storage space if you have to, and store everything that isn’t neutral or necessary.

Believe it or not, it’s better to show your house with furniture and other necessities inside, so that they can picture their own stuff there, but you want to keep it to a minimum.  Not only will less clutter make your space appear bigger and more open, it will also keep potential buyers from looking at your stuff rather than the house itself.

There are professional stagers who will come in and do this for you – they will pack away your things and bring in their own, but it is also totally possible to do this yourself.
